FOREIGN INVESTMENT ACCOUNTS FOR THE RECOVERY OF THE COSTA DEL SOL PROPERTY MARKET 

Since 2013 the property market in the Southern Spanish coast of sunshine, leisure and comfortable living, has been experiencing the rattle and hum of upward motion. Following the stagnation of real estate sales in the late crisis-affected years, foreign investment is responsible for a reviving trend.

According to the ACP-Provincial Association of Developers and Constructors of Malaga -, the demand by foreigners for second and even primary residences stands for more than half of the total property purchases on the coast in 2013 alone. Northern European citizens, mainly British, Swedish, Belgian, Norwegian and French, alongside Russians, account for the greater part of the current property purchases on the coast. These foreign investors represent the motoring force of the real estate market in Andalucía and Spain in general. In the Andalucian community the number of properties acquired by resident foreigners rose by 32,3 % in the second trimester of 2014, increasing from 2255 transactions during the same period of 2013, to 2985 between the months of April - June of 2014. The province of Malaga alone registered 2222 of these property purchases, positioning itself as the Andalucian Province with highest number of real-estate transactions by foreign citizens in the second trimester, with an increase of 33,2% with regards to the previous year. Another fact of interest backing the revival of the Spanish property market is the rising figures of residential Building Permits, for the first time since 2011.  Spanish Ministry of Development's data reflect that the number of building licences issued for residential new builds in Spain stood at 22,624 between January and July 2014, representing an increase of 1.3% compared to the same period in 2013 (22,316 permits), and the first increase in this statistic since 2011. In July of this year alone, the number of building licence applications rose by 16.4%, to a total of 4,632.  Welcoming news, marking the stop of the downward fall accumulated since 2011.
